Epoxy flooring is a coating system applied directly to concrete surfaces. It consists of two components — a resin and a hardener — that chemically react when mixed to create an extremely hard, durable, and seamless surface. When properly installed over prepared concrete, epoxy bonds mechanically to the substrate, creating a coating that won't peel, chip, or lift under normal conditions. Modern epoxy systems are finished with a polyaspartic or polyurethane topcoat for UV stability and additional protection.

While garage floors are the most common application, we install epoxy in living rooms, kitchens, basements, patios, pool decks, restaurants, warehouses, retail stores, and commercial facilities. Any concrete surface is a candidate. Metallic epoxy systems are particularly popular in interior living spaces where the decorative effect rivals high-end stone or tile at a fraction of the cost.

Yes, LuxeVita Epoxy LLC is fully licensed and insured in the state of Florida. We carry general liability insurance to protect your property during every installation. We're happy to provide proof of insurance upon request — just ask when you contact us.
DIY epoxy kits from hardware stores use water-based, low-solids epoxy with minimal surface preparation requirements by design — and they show it within 1–2 years. They peel, yellow, and chip because the bond isn't strong enough and the product isn't durable enough. We use 100% solids commercial-grade epoxy, diamond grind every floor to the correct concrete surface profile, and apply a true polyaspartic topcoat. The result lasts 10–20+ years vs 2–4 years for a DIY kit.

$ Cost & Value

Pricing depends on the system type, square footage, existing floor condition, and complexity of the design. As a general guide: solid color and flake systems typically run $4–$7 per square foot installed; metallic epoxy systems run $7–$12+ per square foot. When properly installed, professional epoxy flooring offers excellent value compared to alternatives. It costs significantly less than tile or polished concrete, lasts as long or longer, requires minimal maintenance, increases a home's appeal and resale value, and handles the abuse of daily vehicle use and heavy foot traffic. Over a 10–20 year lifespan, the cost-per-year is lower than any other comparable flooring option.
Yes, we require a deposit to secure your install date and cover materials. Deposit amounts and payment terms are discussed and outlined in your written quote. We accept multiple payment methods. The balance is due upon project completion after your walkthrough — not before.
No. We provide detailed, itemized written quotes. The only time a quote changes is if conditions on the install day reveal unexpected issues that weren't visible during consultation (such as significant hidden moisture or structural cracking) — and if that happens, we communicate and agree on any changes before proceeding. We have zero tolerance for surprise billing.

D Durability & Performance

A properly installed LuxeVita floor can last 15–20+ years with normal use and basic maintenance. Our 3-year warranty reflects our confidence in the materials and process. Garage floors with regular vehicle traffic can expect to see minimal wear for the first decade. The polyaspartic topcoat significantly extends life compared to systems that stop at epoxy alone.
Standard epoxy will yellow when exposed to UV light — this is a known limitation. That's why every LuxeVita installation is finished with a polyaspartic topcoat, which is highly UV-stable and will not yellow under normal sun exposure. For spaces with significant direct sunlight (like patios or sunrooms), we'll discuss the best system options during consultation.
Yes. Our systems are specifically designed for garage environments. The polyaspartic topcoat resists hot tire pickup (a common failure point for cheaper systems), motor oil, gasoline, brake fluid, transmission fluid, and most household chemicals. Spills should still be wiped up promptly rather than left to sit for extended periods, but the floor won't be damaged by occasional spills or tire marks.
A smooth, high-gloss epoxy can be slippery when wet — the same as polished tile. For areas where wet conditions are expected (pool decks, patios, commercial kitchens, car wash areas), we add anti-slip aggregate directly into the topcoat. This provides excellent grip while maintaining the visual appeal of the floor. We always discuss slip resistance requirements during consultation and recommend appropriate treatments based on the application.
Florida's humidity is something every local installer needs to respect. Moisture vapor transmission through concrete is the leading cause of epoxy delamination in our climate. We test for moisture vapor emission rate (MVER) during site evaluation, and we install our floors during appropriate temperature/humidity windows. For slabs with elevated moisture readings, we use moisture-barrier primer systems specifically formulated for high-humidity environments like ours.

I Installation

Most residential garages (400–600 sq ft) are completed in 1–2 days. Larger spaces, multi-room installs, or commercial projects may take 2–3 days. Day 1 typically covers grinding, prep, and base coat. Day 2 handles the design layer and topcoats. We'll give you a clear timeline estimate in your quote.
No. Applying new epoxy over existing coatings is a recipe for failure. Existing epoxy, paint, or sealers must be completely removed by diamond grinding before a new system can be applied. The good news is that grinding removes these layers as part of our standard process — it's not an additional charge in most cases. We assess any existing coatings during your consultation.
For indoor spaces, weather is not a concern. For outdoor applications or open garage installs, we monitor forecasts carefully and schedule accordingly. If unexpected rain threatens an active project, we have protocols to protect wet coatings. We never apply coatings in conditions that would compromise the result — if that means rescheduling a day, we do it without hesitation.
Vehicles must be moved out before we arrive and kept out for 72 hours after the final coat. We assist with moving heavy furniture and appliances on the day of install. Small items, boxes, and personal belongings should be cleared by you beforehand. We'll send a prep checklist when your install date is confirmed.

M Maintenance & Care

Epoxy floors are one of the easiest surfaces to maintain. For routine cleaning, sweep or use a leaf blower to remove debris, then mop with warm water and a mild dish soap or pH-neutral cleaner. For garage floors, a garden hose or pressure washer on a fan setting works great. Avoid harsh acidic or alkaline cleaners, steel wool, or abrasive pads. Not for many years. Our polyaspartic topcoat is very durable. Under normal residential conditions, you may notice some sheen reduction after 8–12 years in high-traffic areas. At that point, a maintenance topcoat can restore the finish without a full reinstallation. Commercial and industrial floors with heavy forklift or equipment traffic may benefit from a maintenance coat sooner.
Avoid dragging heavy metal objects across the surface without protection (a furniture pad works fine). Don't use muriatic acid, paint thinners, or harsh solvents directly on the floor. Don't place extremely heavy point loads like jack stands directly on the floor without a rubber pad underneath. On high-gloss finishes, sharp edges can scratch — felt pads under furniture legs are a good practice.

Design & Options

The options are extensive. For metallic systems, we work with dozens of metallic pigment colors and can mix custom combinations. For flake systems, we carry a wide range of color blends and chip sizes from subtle to dramatic. Solid color systems offer essentially any color you can specify. We bring a full sample portfolio to every consultation so you can see options in person and envision what will work in your space.

We strongly encourage you to review samples in the actual space before finalizing a design choice.
Yes. We offer the topcoat in multiple sheen levels: high-gloss, satin, and matte. Matte and satin finishes are especially popular for interior spaces and commercial applications where a more understated look is preferred, or in areas where glare from high-gloss would be distracting. Each sheen level performs identically in terms of protection and durability — the difference is purely aesthetic.
All three systems work great in garages. Flake systems are the most popular for garages because they hide imperfections well, provide good grip, and offer an attractive speckled look that's very easy to maintain. Solid color is the most economical option and looks clean and professional. Metallic is the premium choice if you want a showroom-level floor that becomes a statement piece.
